Operating experience

Where the experience comes from.

Each of the following is work performed by the founder or an affiliated operating company, not advice given. They are set out as disciplines, not in order of importance.

These describe the operating experience of the founder and the affiliated companies. They are not Corporate Advisory Group client engagements and the figures are not combined into any aggregate.

01

Texas development

Development in Texas, after the Mexico years.

Development experience expanded extensively into Texas: retail centers, land development, residential subdivisions, homebuilding, commercial real estate, utility infrastructure and multifamily development.

Scope and further detail
  • Retail centers
  • Land development
  • Residential subdivisions
  • Homebuilding
  • Commercial real estate
  • Multifamily development

02

Utility infrastructure

Where the absence of a municipal system would have stopped the project.

Direct experience creating and coordinating water and wastewater infrastructure to support real estate development. Where a lack of municipal infrastructure might prevent another developer from moving forward, the engineering, permitting, financing, construction and operation of private infrastructure was coordinated directly.

Scope and further detail
  • Private water systems
  • Wells and distribution
  • Wastewater collection
  • Treatment plants
  • Lift stations
  • Booster systems

04

District formation and finance

Creating the funding vehicle, then living with it.

Private water district formation and the financial work that surrounds it: permitting, rate studies, cash-flow planning, project economics, debt structuring and capital allocation, carried through to day-to-day operation at Deer Trail Water District.

Scope and further detail

Finance is treated as an operating discipline rather than a separate accounting function. Capital, engineering, construction, regulation and operations are evaluated against each other, because on a district-funded project a decision in any one of them moves the others.

Manufacturing and international operations

Garment manufacturing and a fashion-forward finishing facility in Mexico, built from scratch.

Built from the ground up in a foreign country: sewing plants and a 100,000 square foot garment finishing facility producing 100,000 garments per week, delivered without flaws and on schedule to U.S. shipping deadlines. Every part of the scope was led personally, end to end.

Scope and further detail

The facility ran on its own infrastructure. An in-house wastewater reclamation plant, fully stainless steel with continuous flow clarifiers. Chemical balancing equipment. Internal pumping systems and the site's own water well. Laundry discharge treated and reused for agricultural irrigation. Import and export coordinated between Mexico and the United States. Quality control systems, process design and fashion garment programs built with the customers themselves.

Brands served during this period included Levi's, Gap, Arizona, Calvin Klein, Tommy Hilfiger and JLO.

06

China supply chain

An established sourcing channel, five years running.

A well-run channel for water and wastewater equipment, in place for five years: containerized MBR wastewater treatment plants, containerized activated sludge plants with rectangular clarifiers, pumping systems, reverse osmosis and desalination systems, valves, booster pumps, stainless steel pumps and pressure tanks.

Scope and further detail

This is not budget substitution. The stainless steel pumping equipment and the sourced systems are of extremely high quality, specified and inspected to the same standard as anything built here. The channel exists because it delivers that quality reliably, not because it is cheap.
